When you report your claim to your insurance company most insurance companies will assign a field adjuster and a desk examiner/adjuster. These adjusters may be employees of your insurance company or subcontracted labor.
The filed adjuster will make contact and schedule an inspection to document the damages reported. When the field adjuster arrives, he will ask questions about how the damages occurred and photograph the damages to include photographing undamaged areas for a possible underwriting review. Usually, the field adjuster does not have any coverage authority and will forward the photos with his damage repair estimate to the desk examiner/adjuster.
Note: The insurance company’s field adjuster may have extraordinarily little construction experience and may not understand what is required enabling the completion of a correct and accurate repair estimate.
The field adjuster will complete his repair estimate within the parameters of the insurance company’s estimating guidelines and limitations representing the insurance company’s interest only.
The desk adjuster/examiner will review your claim when possible; note that the desk adjuster/examiner will usually have 60–100 claim assignments, and they will be exceedingly difficult to contact. They may return your call, but it will likely take several calls to get a response.
The desk adjuster/examiner will review your policy for coverage, they will review the damage photos and field adjusters’ repair estimate, and provide a loss settlement per their interpretation based on the field adjusters estimate replacement cost amount minus your policy deductible, and depreciation that they will apply. Your depreciation is usually recoverable after the repairs are completed.
The desk adjuster will receive management approval review; they may contact you to review the settlement amount, but most desk adjusters, due to their overloaded schedule, will just mail out your actual cost value payment based on their field adjusters’ estimate with a letter and a copy of the repair estimate.
Although the settlement letter will explain how the depreciation deducted is recoverable for full replacement cost policies, many insureds do not understand, and most will never receive the depreciation deducted.
Note that the insurance companies' desk adjuster/examiner will likely have no actual construction experience and will solely rely on the information provided by their field adjuster.
